What Is an EPC?
An Energy Performance Certificate (EPC) is a document that shows how energy-efficient your property is. It gives your home a rating from A (very efficient) to G (inefficient) and provides suggestions on how to improve your property’s energy use.
EPCs are a legal requirement when renting, buying, or selling a home in the UK—but they’re also essential when applying for government-funded energy upgrades like ECO4 or the Boiler Upgrade Scheme (BUS).
Why Is an EPC Important?
When you apply for grants to improve your insulation or install a new heating system, your current EPC rating helps determine:
✅ Your eligibility for specific schemes
✅ What improvements your home might need
✅ Where you’re losing energy, like through walls, roofs, or windows
Without a valid EPC, it’s difficult to assess what upgrades will make the biggest difference.
